MIXED COMMERCIAL AND RESIDENTIAL

Oracle Drive, Albany

We were delighted to oversee a process that has enabled the future construction of an eight-storey building featuring retail offices and 130 stunning apartments. Consent was granted on a non-notified basis for this North Auckland development despite Council rules being tested. A form of 2.26 metres over maximum height and one that exceeded the height to the boundary control by over 10 meters was approved.

This development is located in the heart of Albany and near access to major transport routes such as Albany Express Highway. High-quality architectural and landscape design mixed with a positive interface for neighbouring public reserve land was critical.

Here is an excellent example of Sentinel Planning trusted by its clients to enable and deliver an outcome over and above what the rules provided.

APARTMENTS

Diana Drive, Glenfield

Sentinel Planning was proud to execute plans to develop this 17-residential dwelling project across a three-storey apartment building and two separate terraced blocks within the Mixed Housing Suburban Zone on Auckland’s North Shore. Our team worked closely with the developer, architect and relevant specialists to achieve a quality outcome for an over-height apartment building, maximising the yield and obtaining consent on a non-notified basis.

Overlooking Glenfield’s Diana Reserve, this project offers various housing options for its community, with studios and two and four-bedroom options.

PRO BONO, RECREATIONAL FACILITY

Children’s Playground, Takapuna Beach

When Jackie and Chris Reeve envisioned a lasting legacy, they turned to Sentinel Planning for their ambitious undertaking: the creation of a magnificent multi-million-dollar playground in Takapuna, generously funded by the local community. Guided by our Managing Director, Simon O'Connor, and working hand in hand with the Reeve family, the Local Board, and the visionary playground designer Philippa Bolland of Future Landscapes, we transformed this dream into a tangible reality over the course of two years.

With unwavering dedication, our team led the way, providing pro bono expertise to secure the necessary consent, allowing the million-dollar playground to truly flourish. The two buildings to the rear of the site will contain six and nine townhouses, respectively, over three stories. Quality, timeless materials have been used as the building wraps around Lake Road and onto Corella Road. The roof form provides a visual statement while ensuring the form sits below the Volcanic Viewshaft to Mount Victoria.

RESIDENTIAL - SINGLE HOUSE ZONE

Ocean View Road, Milford

A new high-end two-storey residential dwelling has been approved on Milford Beach within the Single House zone and Coastal Erosion Hazard Area.

The proposal encompassed a range of front yard and coastal protection yard infringements, and it exceeds the permitted building coverage by 5.05%. Despite these issues, the project was approved without public notification.

Sentinel Planning is working pro-bono with the Takapuna Beach Business Association to secure resource consent for a festive project. The proposal involves installing a 6-meter-high Christmas bauble in Waiwharariki Anzac Square, Takapuna. This temporary art installation will be in place for 56 days each year, from November 9th to January 4th, over the next five years.

The Auckland Council has granted the resource consent, recognising the bauble’s positive impact on the community’s vibrancy and well-being. The council’s decision highlighted that the installation would not adversely affect traffic, parking, or pedestrian safety and would enhance the area’s social, cultural, and economic environment.
